This is my second mod, so please tell me if this is working.
A beautiful house by the beach.
To install you need MAP EDITOR
download here:
https://es.gta5-mods.com/scripts/map-editor
INSTALLATION:
1) copy the "beachhouse2016.xml" in the game main folder.
2) In game press F7 >> load xml and type "beachhouse2016.xml"
Don´t upload this mod in other sites.

You know what? I was looking through all the apartment and safehouse mods and always hoped for a house at the beach. And I was browsing several map mods and thought to myself: Nah, load map, mapeditor, more scripts, no hotkey available anymore, screw it.
And then I see your house and my fingers are ready to download all the stuff I didn't want to download.
Quick question: Usable as a apartment? (sleep, drink, bong, tv etc.) Carslot/garage will be safed or hardcoded car/boat set up there?

So I tried it and a few tables, the ceiling in the pc/chair section, the bed, most of the furnitures from the living room and veranda and maybe more objects are missing for me :(
I have Enhanced Trainer, RDE, LSPDFR, OpenAllInteriors (disabled all MP loading stuff) and a few minor scripts about police/ai behaviour installed (and map editor 2.2 ofc) scripthooks and asis are all uptodate. Does it conflict?
Aha, you did not state one needs the Object Spawn Unlocker necessarily, too - not only the Map Editor.
But the thing was that the OSU 1.1 did not load at all, so after I had to trial and error almost every plugin I read half the OSU topic and found a link to V 1.0 which works.
And now I can see all the objects after all these hours ^^
